Building Permits

A building permit is required for most building work. Exemptions may include sheds with a floor area less than 10m2 in Victoria. It is suggested that you seek advice from your local council whenever building work is proposed, to confirm whether a building permit or planning permit is required. Please note that other states do differ from Victoria.

Applying for a permit requires you to:

  • Pay the appropriate fee, building permit levy and
  • Submit at least three copies of drawings, specifications and allotment plans along with the completed application form and other prescribed information.

There are few other minor documents that may also be required to obtain a building permit. This may include (but isn't limited to),

  • Title and title plan (plan of subdivision)
  • Council stormwater point of discharge
  • Council property information

Other documents may be applicable if the siting of the shed does not comply with building regulations (for example, building over an easement. building near a sewer main, building in a flood area)

To obtain a building permit, you will need a site plan to accompany the preliminary drawings.

We do have a company that can help with all of this process, please feel free to reach out to the Team at Prime Drafting
